Chapter 01

Preparing to Buy

Before you begin searching, gather your questions, understand the documents you may encounter, and consider your timing. Thoughtful preparation helps you approach the rest of the process with clarity.

Documents and information you may encounter

Property, strata, disclosure, and title information you may review during a purchase.
  • Property information — listing details, lot, and any noted improvements.
  • Property Disclosure Statement — what the seller has disclosed about the property's condition.
  • Strata documents — if the property is a strata (Form B, minutes, bylaws, financials, depreciation report).
  • Title information — ownership, charges, easements, or covenants that may affect the property.
  • Tax information — for reference and cost planning.
  • Permits and renovation records — for work completed on the property.

What to look for when viewing a property

When you view a property, looking beyond the listing photos can help you notice things worth asking about. These are general observations, not a judgment of whether a property is good or bad, and they do not replace a professional inspection.

Exterior

General things a buyer may want to observe or ask about. This is not a judgment of whether a property is good or bad, and it does not replace a professional inspection.

  • Condition of the roof, gutters, and downspouts
  • Siding, brick, or stucco for cracks or wear
  • Foundation for visible cracks or water staining
  • Landscaping, grading, and drainage away from the home
  • Fencing, driveway, and walkways

Timing, moving logistics, potential costs, and professionals to consider before you buy.
